Two figures on that list are worth pausing on. The government-run dubailand.gov.ae investor page carries a hard total of AED 9,884.75 for the property route, with DLD fees of AED 4,020 named inside it. That is the closest thing here to a primary government number. shuraa.in’s AED 11,000 to AED 25,000, by contrast, is an agency guide describing a packaged price. The gap between them is not fraud. It is the service margin, and the whole point of this page is that the two are different things.

Where sources disagree: the deposit/bank-guarantee question, both readings printed

The deposit question has two honest answers, and they depend on your route. Some agency guides describe a “refundable bank deposit” or “bank guarantee.” The official cards describe qualifying capital you keep in your own name. These are not the same thing, and averaging them would invent a fee that does not exist.

Reading one — the public-investment route. moet.gov.ae’s requirements page states you must hold a deposit of at least AED 2,000,000 in an investment fund or in national banks operating in the UAE. That is real money you must place. But it is your capital, not a charge. It stays in your name and backs your eligibility. Call it a deposit if you like, but it is not a fee the state pockets.

Reading two — the property and salary routes. The property route asks for a property worth AED 2 million, per u.ae and dubailand.gov.ae. There is no separate cash deposit on top. The salaried and talent routes carry no deposit at all — only the contested salary certificate covered on the eligibility page.

So the absence is itself the finding. We found no standalone, refundable “government security deposit” as a fee line on any ICP or DLD golden-visa cost page in our snapshot captured 21 July 2026 — distinct from the AED 2,000,000 qualifying capital on the investment route. Before you wire a deposit an agency asks for, ask which of these two it is. A deposit that lives only on an agency invoice is the agency’s, and its refund terms are the agency’s alone.

The pattern is plain. The property route costs more in state fees and needs AED 2 million in property or capital. The salaried and talent routes cost less and need no deposit, only the salary and credentials tested on the eligibility side. The disadvantages nobody answers: obligations, renewals and the myths corrected

The golden visa is residency, not a bundle of free perks — and four standing obligations rarely make the sales pages. None of them is a dealbreaker. All of them are costs or duties that outlast the day you pay the fee.

Health insurance is not optional. u.ae states UAE residents must hold valid health insurance. A golden visa does not exempt you. That premium is a recurring cost for the whole 5- or 10-year term, and agency packages that quote only the government fee leave it out.

Renewal repeats the medical and the Emirates ID. A golden visa runs 5 or 10 years, then renews. At renewal you sit the medical fitness test again and re-issue the Emirates ID. altaresh.com listed an Emirates ID cost of AED 1,185.5 inside its breakdown on 21 July 2026. We could not confirm a separate published renewal fee schedule from a primary ICP or GDRFA card in our snapshot, so we do not print one — verify it with ICP for your route.

Tax residency is a separate test, and not one we advise on. Holding a golden visa does not by itself make you tax-resident anywhere, and the UAE’s own tax-residency rules turn on days present and other tests. This is a legal-financial question. Consult a qualified tax adviser rather than an immigration agent for it.

The six-months-abroad rule: both sides, dated. A standard UAE residence visa lapses if the holder stays outside the country for six continuous months. The golden visa was widely reported to relax that rule — holders keeping residency despite longer absences. Yet a golden visa holder wrote on r/dubai on 27 May 2026 that their own card still read “the visa gets canceled if I stay outside the UAE for 6 months,” and asked whether that meant six continuous months or 180 cumulative days. So the reported relaxation and a line still printed on some cards do not fully agree. We could not confirm from a primary source which governs each card. Check what your own residency permit states, and confirm the current rule with ICP before you plan a long absence.
