The category names come from u.ae’s own table. It is sourced to ICP and updated 24 March 2026. u.ae names the categories (investors, entrepreneurs, specialized talents, scientists, outstanding students). It adds humanitarian pioneers and frontline heroes. It sets a real estate golden visa at AED 2 million. It sets a public investment AED 2M deposit. It prints no salary figure. So the eligibility criteria this niche fights over hardest — the salary line — is the one u.ae never states.
What this visa does not buy you abroad. A Golden Visa is self-sponsorship, not a travel key. It means no sponsor required inside the UAE. Yet holders with over AED 1 million in the bank still get refused for Canada or Schengen. Why that happens sits on uae golden visa as ties.

AED 30,000 — basic or gross? The contested threshold, both readings, both sources, both dates
AED 50,000 and AED 30,000 sit on the same search screen. icp.gov.ae’s Golden Residency page stated "a salary certificate of no less than AED 50,000". We read that on 20 July 2026. Every commercial guide argues over AED 30,000 instead. No top-sixteen result admits the two figures clash.
Here is what each source says, dated. icp.gov.ae pairs its AED 50,000 with an attested degree, five years' experience and an employment contract. That reads like a senior tier. The AED 30,000 route is the one the market calls skilled-professional — the 10-year golden visa this niche argues over hardest. u.ae’s table names neither number. We could not confirm whether AED 50,000 and AED 30,000 are two tiers or one figure that moved. That gap is the finding.
Then comes the second fork: basic vs gross salary. The community asks it over and over. “Is it AED 30K basic or gross is also considered?” — r/dubai, 16 June 2026. “Is it possible to get golden visa on 30 k gross instead of basic salary? Where can I get real information?” — r/UAE, 29 April 2026. And on r/dubai, 20 April 2026: “some are saying your total (gross) salary just needs to be above 30k AED, while others are saying the basic salary alone must be 30k AED.”
The stakes are concrete. Our community review logged one case. An Amer centre told the applicant that basic alone must reach AED 30,000. Their basic was AED 21,000. Their package was AED 45,000-plus. On the strict reading, they fail. On the gross reading, they pass by half. The salary AED 30,000 threshold is not a rounding question. It is a AED 21,000-versus-AED 45,000 question. The answer decides who gets nominated.
Where you file changes the answer: ICP nomination vs GDRFA, and the freeze outside Dubai
Since October 2025, applicants report the nomination slowing or stopping outside Dubai. Dubai keeps processing. ICP handles the ICP / GDRFA nomination for every emirate except Dubai. GDRFA-Dubai runs its own channel. No government page names the split. That silence, against a loud signal, is worth stating.
Read the dated thread trail. r/askdubai, 7 July 2026: “Golden Visa approvals have effectively been put on hold... others say this is not the case in Dubai.” r/ourUAE, 25 June 2026, an outstanding-graduate applicant: “Golden Visa’s for categories other than Investment are not being issued? Is this true?” These are applicant claims, not published policy. We confirmed the reports recur. We could not confirm a freeze on any ICP or GDRFA page as of 20 July 2026.
The confusion runs into ICP’s own call centre. One Dubai resident asked if they could file a nomination from outside the UAE. r/UAE, 1 June 2026: “I called ICP and 2 agents said I can, and other 2 agents said I cannot.” Four agents, one question, a two-two split. When the authority contradicts itself, no article can hand you a clean answer. So get the answer in writing, with a reference number. Then the record is yours, not an agent’s memory.

Property: AED 2 million in value, or AED 2 million actually paid? Mortgage and off-plan
AED 2 million is the number every source agrees on. What it measures is the fight. Is it AED 2 million in registered value, or AED 2 million in paid-up equity? u.ae says “minimum capital of AED 2 million; property ownership”. moet.gov.ae says a deposit “of at least AED 2,000,000”. Neither page we read draws that line.
Two sub-cases follow. A mortgaged flat registered at AED 2 million may hold only AED 700,000 in equity. On a value test, it qualifies. On an equity test, it does not. Off-plan property eligibility is sharper. A handover two years out is value on paper, not ownership today. dubailand.gov.ae lists the documents — title deed, passport, photo, UAE ID, residence permit. It sets no equity floor in the list we read on 20 July 2026.
So treat the AED 2 million property investment as a registered-value figure. Your case may or may not pass on an equity reading. First ask the Dubai Land Department or ICP one thing: value or equity for your title? Get it in writing before you pay a nomination fee. The number is settled. Its definition is not.
Nomination rejected with no reason given: what the pattern looks like
The rejection notice carries no reason. That is the failure mode this page exists for. One applicant on r/dubai, 2 March 2026, held an MBA from a top-100 university. A GPA of 3.81. Graduated within the two-year window. No compliance issues. The nomination was rejected with no reason stated. Every published criterion, met. The answer, a no.
The pattern points at the occupation title, not the number. Our community review logged one case. “Project Controller” was rejected. “Accountant” passed on comparable pay. The job-title string appears to carry weight the criteria never mention. A senior earner on r/dubai, 19 March 2026, described himself plainly. AED 30,000 a month. A Senior Project Manager. Savings, a mortgage-free property, and a visa tied to a one-year contract that was ending. Strong on paper. Stuck in practice. Never deficient.
One caution costs nothing to heed. On the talent and graduate routes, a human reviewer reads your recommendation letters. Elsewhere in this corpus, a Schengen applicant was told their document “looked template like” after ChatGPT formatted it. A referee letter that reads as machine-generated invites the same doubt. Timeline with dates: nomination submitted → decision
Two steps, in order, no published clock. The Golden Visa runs on a nomination first, then the visa itself. r/UAE, 16 March 2026: “I need to first apply for a nomination, and once that is complete, I need to proceed to the application for the actual visa.” ICP and GDRFA publish no standard decision time. We found no reliable dated nomination-to-decision case in the corpus. That absence is the honest state of it.
What is dated is the churn. u.ae’s table was last updated 24 March 2026. The reported slowdown outside Dubai runs from October 2025. It was still being reported on 7 July 2026. One applicant summed up the mood on r/dubai, 20 April 2026: “apparently rules keep changing the past few months.” Treat any agency’s decision-time promise as an estimate, not a government figure.
One tenure trap sits inside the timeline. A resident on r/dubai, 9 May 2026, had held the same role 2.5 years. A mid-period switch of legal entity “reset my clock”. The two-year tenure test then failed on a technicality. If your salaried nomination leans on continuous tenure, count from the last entity change. Do not count from the job you feel you have held.

Four numbers here we could not close from an official page. Are AED 50,000 and AED 30,000 two tiers or one moved figure? Does the salary test read basic or gross? - Emirates ID and your current UAE residence permit.
- For the salaried route: an attested accredited degree, an employment contract, and a salary certificate that states basic and gross separately.
- For the professional route: your professional license or practice permit, where the specialisation requires one.
- For property: the title deed or e-Certificate of Title, plus a mortgage statement if the unit is financed.
- For talent and student routes: recommendation letters from a real, contactable referee.
